As dedicated builders, contractors, and carpenters, we take the time to understand your unique goals, family dynamics, lifestyle, and vision for your dream project. Our involvement begins early in the project. We can review the plans and dive into Top Notch's operation, standards, culture, and values.  If you don’t have an architect or professional designer yet we can make introductions to ones that best suit your needs.

Collecting and analyzing as much information as we can about your project, planning, scheduling, site analysis, and existing conditions is a big part of the introduction as well.

Preliminary Budget

Our team, distributors, and professional colleagues will take on average 2 weeks to analyze your plans.  At this point we should have a Schematic Design set to work off. We usually spend about 10-12 working hours free of charge for this service. The budget should help determine how we should proceed into Design Development with your Professional Design Team. 

Our goal is to enter into a commitment with you called a PCDA (Pre-Construction Deposit Agreement) where we continue working through the project's development and identify any unknowns, variables, long lead times, and specialty items.

Pre-Construction

Our expert Operations and Management team collaborates with your Professional Design team to capitalize on potential possibilities and make necessary adjustments for your dream project. Our comprehensive services extend to industrial buildings and commercial buildings, ensuring that we can cater to a wide range of construction needs. 

At Top Notch Contracting, our goal is to mitigate risks and avoid delays through proactive solutions and effective supervision. We provide cost overruns, including value engineering, to ensure that your project remains on track and within budget. 

By focusing on building trust with our clients and professional designers during the pre-construction process, our experienced team and partners help avoid premature starts and costly modifications. Contract

As we solidify the construction document set, define our objectives, and establish a budget, our experienced team begins crafting a comprehensive construction schedule. Drawing from internal data on current and past projects, as well as collaborating with our extensive network of professional designers, subcontractors, suppliers, and vendors, we provide our clients with realistic timelines for their high-performance homes, industrial buildings, commercial buildings, and ADA projects. Our contracts are structured as CP or GMP depending on the project. The Cost Plus Model you are billed for all direct costs plus a fixed fee for Management/Supervising and percentage mark up. 

Our expertise in various construction types and sizes, ranging from small additions to commercial builds, enables us to streamline even the most complex construction projects. We integrate detailed payment milestones into our schedules, ensuring our team is aware of the requirements at key points throughout all project phases. 

Scheduling

The scheduling process at Top Notch Contracting encompasses: 

  • Development of a master project schedule 

  • Identification of long lead items 

  • Recognition of all critical paths 

  • Assessment of site limitations 

  • Consideration of project phasing, if necessary 

  • Projection of cash flow 

  • Our builder and supervisor teams are committed to delivering top-quality results by leveraging our knowledge and experience in construction and project management.

Permitting

We like to have full access to the house once permits are submitted. This gives us plenty of time to sort through the logistics, sequence of events, and best practices for the building assemblies. We will set a meeting with you 2 weeks before the start date to make sure we have identified EVERYTHING. This includes security cameras, project manager office set up, safety procedures we need to work through internally and any necessary construction set ups. 

We give you a way to be connected to your project from our online Management Software. You will have full access to our team and your project details for approvals and notifications including:

  • Specification, selections, financials, files, photos, construction, schedule (GANT), messages, to-Do’s, RFI’s, and notifications  .

Our platform is easy to use and can be linked directly to your email, so you don’t miss anything. We don’t just want you to enjoy the final product, we want you to love the process.  Good Communication is the best foundation for every building project.


Construction

At Top Notch Contracting, we believe that exceptional construction business practices are founded on teamwork. As a dedicated general contractor, we assign a devoted project manager, administrative assistant, and executive assistant to each of our projects, from industrial buildings and commercial buildings to ADA projects and carpentry work. This ensures that our clients and design professionals stay informed on all communications, project progress, and milestones through our efficient management software. 

Mandatory bi-weekly meetings with clients and professional designers are a key aspect of our design/build process. These meetings offer a platform for addressing questions, concerns, and determining the critical paths forward. Our teams work closely with clients to maintain consistent communication and support throughout the project, from pre-construction to completion. 

Monthly mandatory budget tracking meetings with our clients are a must. This enables us to forecast things we may find on the project and helps with tracking the procurement schedule.

Post Construction

At Top Notch Contracting, we stand by the quality of our work as a leading general contractor, builder, and project management expert. We provide a 1-year builder's warranty in addition to the manufacturer's warranty, guaranteeing that your home, building, commercial property, or ADA project maintains a lasting appeal. 

After we have received your Certificate of Occupancy, and you move in there are always small things that will need to be adjusted. We call this our Post Construction Phase.  We work with you in a timely manner to make sure everything is up to both of our standards.
