Big milestone on this retrofit!: below 1.0 ACH on a home that’s over 125 years old!!
We’re proud of that number, but it also keeps the bigger picture in focus. A tight building is only successful if the assemblies are detailed to manage air, bulk water, vapor, and DRYING POTENTIAL over time.
Chasing airtightness is never the main goal; making it durable, healthy, and respectful of the original structure is the real magic!

What was once overlooked is becoming a fully custom built-in loft....wrapped in soft blue shiplap, grounded by natural oak, detailed with black steel accents, and warmed by brass lighting.
